The Maintenance Manager (in conjunction with the Community Manager) is responsible for monitoring and controlling the condition of the general community. The Maintenance Manager maintains the physical condition of the property according to operating and safety standards. Performs repair work, grounds keeping, timely service request completion. supervises maintenance staff, diagnoses and repairs major appliances, HVAC, plumbing, electricity, sheet rock, carpentry, pool care, pest control, roof and gutter, wallpaper/painting, irrigation maintenance/repair, landscaping, and any other repair or grounds work needed.

Primary Responsibilities:

  • To diagnose and repair the following: major appliances, HVAC, intermediate plumbing and electricity, sheet rock, carpentry, pool care and pool safety standards, roof and gutter repairs, electronic key access/locks, irrigation maintenance and repairs, monitoring quality and workmanship of landscaper, and any other grounds keeping work needed at the property.

  • To maintain the physical condition of the property according to safety standards. Inspect grounds, buildings, and other property features to minimize liability concerns.

  • To organize, prioritize, and ensure that service requests and repairs are made correctly and timely; to be proficient in eService for logging service requests.

  • To ensure that vacant bedrooms/units are turned (made ready) in a timely manner. This may include trash out, painting, carpet replacement/cleaning, electronic key access/lock programming or replacement, general maintenance, general cleaning, furniture removal or placement. To oversee the annual Turn process including communication with vendors, inspection of units/bedrooms, staffing, as well as all tasks listed above.

  • To obtain competitive bids for capital improvement projects, oversee the contractors, and ensure the quality of workmanship. Help ensure capital improvement projects remain within budgetary guidelines. To execute capital improvement projects as outlined by the Community Manager, Regional Director, and/or Regional Maintenance Manager.

  • To adhere to the property’s Loss Prevention program. Conduct monthly Safety Committee meetings for the staff in conjunction with the Community Manager.

  • To understand and adhere to budgetary guidelines and assist in the budgeting process and forecasting when necessary.

  • Enter purchase orders according to company policy and use receiving function in BILL software when goods are received or services rendered.

  • To oversee the Preventative Maintenance program in order to minimize emergency and service repairs. Perform exterior lighting inspections on a monthly basis.

  • To handle maintenance calls after hours; to serve on-call as necessary.

  • To maintain positive customer relations and enhance the renewal and retention program through timely attention to service requests.

  • To promote a team atmosphere and communicate effectively with staff and Community Manager.

  • Other duties as identified by EdR and/or University partners.

Required Experience

Minimum Qualifications:

  • Education and Experience –A High School diploma or equivalent and property management maintenance or related building maintenance is required. Three or more years of experience is preferred. Prior renovation/capital improvement experience is helpful. Supervisory, employee relations, and communication skills needed.

  • Physical and Environmental –The ability to see, hear, speak, comprehend, and communicate are required. The ability to physically inspect the property, make repairs, and perform other physically demanding work relative to the maintenance function.
